Unlocking Property Knowledge: De-risk your property business with H&S & CDM expert Tom Maltby In this podcast episode, hosts Dan Hulbert and Amy Rowlinson step back and allow Tom Maltby, Health & Safety Consultant, Maltby Professional Services, to share two short back to back presentations on Health & Safety and CDM Regulations 2015. This is a recording from The Property Vault September’s network event but as the information was so useful we wanted to share it with our podcast audience as a bonus episode. In his presentation, Tom talks about risks, hazards, safe system of work and why risk assessments and method statements are necessary to avoid fines and/or imprisonment. He talks about the statistics that are linked to accidents and deaths on construction sites and how to avoid them. He recommends that you plan what you are going to do, know what trades you are going to need, then check that you have all your safety procedures in place and once operational if you see anything wrong act on it immediately and get it changed. SITE HEALTH & SAFETY Make sure you secure the site Ensure adequate signage is in place Protect the workers and the public (PPE is last resort) Check all documentation and contractor competency Research your CDM responsibilities Ensure a Safe System of Work (SSOW) at all times Tom explains CDM Regulations 2015 and your responsibilities, how to manage risks, appoint the right people and ensure everyone understands their duties, roles and responsibilities.
